When assisting a client the other day, I was asked what was included in a Full Service Listing. This question hit me like a ton of bricks because it was the first time anyone had asked me this question. As you can imagine I reacted as most of us do when asked a question we are not preparded for or not expecting...Duh!

How many of us would sign a contract without knowing specifically what it was that was being provided. When it comes to Real Estate this happens more times than not, I would guess on a daily basis. We all know what the goal is, its to find a buyer for the property, but what services is the Realtor going to provide to reach this goal?

One of the basic rules in communications and negoiation is to set expectations. Because of this we now include in our contracts a complete list of services that will be provided.  Since doing this we have found an increase in our clients awarness and an overall appreaciation for letting them know the details of the service being provided.

We highly recommend that prior to signing any listing agreement that sellers have a list of services to be provided and have it made part of the contract.
